S16 Business Development Manager/Director-Shenzhen
Internal Grade: from Manager to Associate Director
Report to: Shenzhen GM
Main Responsibilities:
- Responsible for supporting SZ GM in relation to site selection and business development in Shenzhen area;
- Participating in market study and information collection, as well as on-site survey for our potential market in Shenzhen area;
- Preparing presentation materials and business plan for proposed projects, to show the government /development zone in order to gain their support.
- Preparing and testing the financial model for each proposed project, and continuously adjusting it whenever any condition changes.
- Assisting in negotiation with government / development zone.
- Participating in drafting land contract or other related contracts, and revising contracts during every turn of negotiation.
- Preparing documents required by other departments, such as memo checklist, land acquisition checklist, action plan, etc..
- Preparing necessary document and executing various applications for new project in terms with Chinese law or governmental regulation, including land acquisition application.
- Documenting files of existing and proposed projects.
- Building up and maintaining good relationships with landlords such as industrial zone, free trade zone, high-tech development zone, various levels of local government, etc.;
- Other tasks as assigned by the company.
Requirements:
- University Degree with a major in related field;
- At least five years relevant working experience on market study, site selection, land/property acquisition, new project setting up management and legal document preparation;
- Familiar with local Real Estate policy and industrial RE market;
- Sound presentation and negotiation skill;
- Open-minded, self-motivated & result-oriented with full responsibilities;
- Good English skills for work;
- Upright and reliable person.
Location: Shenzhen Office
Target Compensation:
The starting compensation will depend upon, among others, the individual’s experience, qualification and current earnings.
